By placing a booking with us (the property owner / his/her representative) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out. During your stay you agree to abide by the subsequent conditions as set-out. If you have any questions about booking with us, please contact us before making a booking.
To place a booking with us the lead guest must be at least 16 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website www.agramada.com /book. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.
To secure any booking we require a deposit to be paid in advance, this deposit amount is 100%. The B&B reserves the right to either pre-authorize or charge your card, in whole or in part, under the terms of your reservation, as well as request a full payment of your stay upon arrival.Deposit payments must be 'cleared funds' before a booking can be confirmed. Deposits are only refundable under the conditions set-out here within. For non-refundable bookings, the entire amount of the reservation will be charged at the same time as confirming the reservation, while modifications and cancellations are not allowed
The B&B reserves the right to modify the rates quoted on its website at any time without notice.
Check-in/ Check-out Requirements
In the interests of security and to prevent fraud, at the time of check-in, guests may be required to confirm their identity by providing their booking reference; their passport/identity card/driving licence and a valid credit or debit card which will be swiped in the presence of the card holder. Unless otherwise stated on the booking confirmation, Guests may check-in at any time from 3.00 p.m. on the scheduled day of arrival. All rooms that have been secured by credit/debit card or prepaid at the time of booking will he held until 10.00pm on the scheduled day of arrival unless otherwise agreed directly with the B&B.
On the day of departure, we kindly ask all guests to vacate their rooms by 11.00 noon (unless a later departure is stated as part of your Booking). Late check-out after this time can be requested subject to availability and will be charged at an hourly rate at the discretion of the B&B.
During your stay at the B&B system will calculate the incidentals charged to your room on a daily basis. If the cost of those incidentals exceed the authorisation taken on check-in, further authorisation will automatically be requested and if such authorisation is not available, we may request another method of settlement or a deposit to be provided, failing which we reserve the right to restrict access to your room.
All outstanding charges must be paid for in full on check-out from the B&B. If the outstanding charges do not exceed the authorisation taken on check-in, the authorisation for the amount not utilised will be released, however, we cannot control how long it takes for your bank to effect such release. If staying for multiple nights at the B&B we may require you to make payment for any outstanding charges on a more frequent basis during your stay.
Payment

Changes or Cancellation
Very occasionally we may need to cancel your Booking. In such circumstances you will be given a full refund but we shall have no further liability to you arising out of such cancellation. We will, however, use reasonable endeavours to try and re-locate any confirmed Booking cancelled by us to an alternative location similar in standard to the B&B.
Your booking is for a class of room in the B&B and does not guarantee that you will be able to stay in a specific room or in the same room for the duration of your stay. If you have indicated a preference for a particular room through a "choose your own room" facility on the Website, we will use our reasonable efforts to honour this preference. However, we may need to allocate an alternative room to you for operational or safety reasons. If we need to move you to a different room during your booking for which a lower rate is available than the rate you booked at, we will refund you the difference in the rates.
Guests may cancel 30 days prior ontheir arrival date. After that date the B&B has the right to keep the 100% of the amount given for the confirmation of the reservation.
Damage
We reserve the right and you hereby authorise us to charge your credit or debit card for any damage incurred to your room or the B&B during your stay (including without limitation specialist cleaning) or for any items that are missing when you leave, by any member of the booking party. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys / fobs / access cards will incur a replacement charge per key / fob / card lost.
Any lost property, if discovered and found, left behind by guests during the stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belongings before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.
Guest Behaviour
Guests are requested to conduct themselves appropriately at all times and to comply with the B&B procedures and/or requests with regard to conduct and respect for the property of the B&B, its employees and guests and their health and safety. Guests are requested not to disrupt the comfort and enjoyment of other guests, the smooth running of the B&B, or cause offence to other guests or our members of staff. We reserve the right to refuse accommodation or services or remove you and members of your party from the B&B if, in our reasonable opinion, we consider this provision to have been breached. Where this is the case shall have no obligation to refund you for lost accommodation, other services or any other loss or expense incurred. It is forbidden to use any means of transport (eg bicycle, skate, etc.) in the B&B without our consent, which in our opinion affects the smooth operation of our business and out guests
No Smoking
Smoking of any tobacco products including, but not limited to cigarettes, pipes, cigars, snuff, electronic cigarette or chewing tobacco, is only allowed in designated areas or outside in public spaces
Force Majeure
The Company accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures.
Limitation of Liability
The B&B will not be responsible for the loss or damage of any property left in the B&B.
The B&B will not be liable for any indirect, consequential or pure economic loss or any loss of profit, goodwill or opportunity (whether caused by the negligence of the Company, its employees, contractors or agents or otherwise). The B&Bβs total liability shall not exceed the value of the charges received by it under the Contract.
Nothing contained in the Contract or in any other document referred to or incorporated in it shall be read or construed as excluding any liability for death or personal injury caused by the B&Bβs negligence or liability for fraud or fraudulent misrepresentation.
WiFi Fair & Appropriate Usage Policy
Where WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.
The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is prohibited and will be reported to local authorities.
Our Right To Cancellation
We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.
Children's policy
Accommodation is free if the child stays with his parents in a room with no extra bed, ie when he is sleeping in the same bed with his parents. If any extra bed is used then each child is subject to the B&B and room policies for an extra charge.
All children staying at the B&B should be accompanied at all times and kept under adult supervision.
